Window Replacement Guidelines

Replacement Guidelines

This document is intended to provide a common framework of understanding to be used by owners when selecting replacement windows and by the board when evaluating requests to replace window.

 

  1. To protect the shared investment made by owners in individual units and the common area, windows of sufficient quality and performance will be installed so that problems with installation, operation, future maintenance and repair, appearance and the condition of adjacent walls will be avoided.

 

  2. The appearance of the replacement windows should match as closely as  practical the appearance of the original Fenestra windows. The intent  is to maintain a general uniform appearance from unit to unit so that the entire complex presents a uniform look.

 

  3.  It is the responsibility of the owner to provide evidence to the Board of Directors that all guidelines have been considered and satisfied. Evidence should include color, material, construction, number and size of mulleins, trim. width, photos etc. 

 

Several important technical and aesthetic conditions are the basis for these guidelines

 

 Window unit size and proportion  

 

Windows must be large enough to fill existing wall openings both vertically (at the head and sill) and horizontally (at the jambs) so that if it gaps and extra trim is needed it will be minimal.

 

 Sub-division of the windows by mulleins

 

All windows above the ground level must be subdivided in "panes" by mulleins  (either real or snap in).  the panes must be proportioned to the duplicate the number and size of the original casement window. On the front of the building all windows must be casement style.

 

Exterior frame material and color

 

Vinyl, aluminum or vinyl clad wood is construction type desired for  replacement windows. Many colors and finishes are available but in order to have uniformity, brown or chocolate is desired. 

 

Glass color and coatings

 

Only clear glass should be installed. Metallic coatings such as "low-E" glass must be avoided since they affect the color and appearance of the window.

 

Window type and operation

 

On the front of the building (facing Maumee and St. Clair) the replacement windows must be casement style. On the back the double hung or sliding types are acceptable as long as they meet all the other criteria,

 

Drawings and or photographs to communicate the intentions of owners to the board when updating windows are highly suggested.  Drawings and photographs are useful for the window manufacturer and installer as well when prices are discussed.The contractor should provide "shop drawings" and finished samples for review and approval prior to installation.

***Note on Paint Color***

The easy way to match the brown exterior color of the building is to obtain it from Benjamin Moore Tecknicolors paint store at 20725 Mack Ave in GPW.  They have the desired color filed under St. Clair Terraces brown and will offer a commercial discount.  Their phone no. is (313) 924 5563

Example of  an Approved Replacement

Satellite dish guidelines

 

First fill out a modification form by clicking here:                    and then submit completed form to The Board.

Notify board of the time  installation will start.

Location of the dish should be on the garage roof and not visible from either front or back courtyards.

The size of the dish should match existing ones; about 20.7 inches in diameter.

Installation should not use nails or anything that would damage the roof.  Cinder blocks can be used for placement. 

Each dish should be marked with the owner’s name and address.

The owner is responsible for notifying the satellite company for dish removal when needed.

Guide lines for rear entry doors

​

-Fill out exterior modification form by clicking the button

-Choose door in the English Tudor style see below original door

-Brown color similar to existing exterior trim

-acceptable replacement door can have the following:

-3 recessed vertical panels in lower 2/3s of exterior portion of the door)

-6 panes of glass in upper 1/3 of exterior portion of door

-Hardware should be brass in color see below for compatible English Tudor style

 Guide lines for storm doors (front and back)

 -Complete modification form by pressing the button

 -2 large window panes one on top portion of the door, the       second near the bottom
